Pine Manor - Demographics

Pine Manor is a residential community located just south of the City of Fort Myers city limits and abuts Summerlin Road to the west and U.S. 41 to the east.

As of September 30, 2001 it was estimated that a total of 3,785 people lived in Pine Manor of which 54.6% were male and 45.4% were female. The median age was 26.1 years old with 31.1% of the residents under 18 years old and 6.3% were 65 years and over. Sixteen percent of the residents were Black, 66% were White and the remaining 18% were other races. Approximately 43.4% of the residents were Hispanic.

As of September 30, 2001, there were a total of 1,337 dwelling units within Pine Manor of which 16% were single-family and 85% were multiple-family. Of the total dwelling units 93% were standard and 7% needed repairs. Fourteen percent of the housing units were owner occupied, 76% were renter occupied and 10% were vacant.

The neighborhood contains residential and commercial areas with commercial developments located along U.S. 41. The residential area provides housing for both retirees and young families and is predominately rental housing.

The residential portion of the community was subdivided in the mid to late 1950's and early 1960's for single-family development. Duplex zoning was later applied to the community thereby resulting in a community of single-family and duplex homes with some scattered triplexes. The commercial areas provide a range of opportunities from mini-warehousing and light assembly to convenience commercial and a variety of other services. Included in the commercial frontage along U.S. 41 are restaurants, offices, retail, and convenience stores. The commercial area located in the northern portion of the area contains light industrial and warehouse/office uses. There is no single major employer within the Pine Manor Neighborhood District. Additionally, it is unlikely that the adjacent commercial areas provide significant employment opportunities to the residents.
